Frequently Asked Questions

Yes. AgTrust offers refinancing for eligible rural real estate, agricultural operations, equipment and other qualifying loans. Refinancing may help a borrower adjust the loan term, change the rate structure, consolidate debt or finance additional property improvements.

Closing costs may include an appraisal, property survey, title insurance, title company fees, flood determination, recording fees and other third-party expenses. The exact costs depend on the property and loan structure, and some expenses may be negotiated between the buyer and seller.

A current and accurate survey is commonly needed to verify property boundaries, easements, improvements and the legal description. In some cases, an existing survey may be acceptable. A new survey may be required when a property is being divided from a larger tract or when boundaries and improvements are unclear.

Projected agricultural income may be considered as part of the overall credit analysis, depending on the operation and the borrower’s experience. A lender may request a business plan, production history, projected income and expenses, existing debt information and details about how the operation will be managed.

AgTrust is a borrower-owned lending cooperative. Eligible borrowers become customer-owners and may receive a share of the cooperative’s earnings through patronage distributions when declared by the board. Patronage is not guaranteed, but it can reduce the effective cost of borrowing. AgTrust distributed $28 million based on 2025 earnings and $220 million over the previous 10 years.

AgTrust specializes in rural real estate and agricultural financing and is part of the nationwide Farm Credit System. Unlike a traditional investor-owned bank, AgTrust is a cooperative owned by its eligible borrowers. Its lenders also focus specifically on farms, ranches, rural homes, agribusinesses and country property.

Yes. AgTrust offers financing and programs for young, beginning and small farmers and ranchers. Certain qualifying smaller loans may be eligible for the streamlined AgFast program, and AgTrust also provides financing for qualifying 4-H and FFA livestock projects.

A prospective buyer can speak with an AgTrust lender before selecting a property. Reviewing income, debts, available funds and the estimated purchase price can help establish an expected financing range, although final approval will depend on the specific property, appraisal and complete credit review.
